We're looking for a duplex (2 attached town homes) design that can be used on a narrow lot that appeals to millennials. The front elevation width can be no greater than 38' wide and building depth no greater than 75'. Each unit must have a front loading one car garage with 3 bedrooms and 2.5 baths.
We would like to see designs that look more like a single family home vs a standard duplex. We're located in Orlando FL, which is very hot and wet in the summer. Roof lines and construction needs to fit well with our weather. Our construction cost budget is $350k US.
Appeal to millennials and offer a smart designed home. Open floor plan with lots of natural light for rooms. We want to create a design that would look like a single family home and not a multi family duplex.
Our infill lots are narrow. Garages can not be greater than 50% of the total front elevation. Front doors or front porches must be 5' in front of the garages. We a hare required to have 15% transparency on the front elevation.
We would like to use 9' or 10' ceilings on the first and second floor. The units should be 3 bedroom 2.5 bathrooms each. The heated square footage should be between 2200 - 2600 for each unit. All laundry rooms need to be up stairs with the bedrooms. Central a/c and heat is used. No fireplace, or sky lights.
The over all design needs to be able to be built with affordability in mind. We use nice finishes like granite, wood floors, tile floors, 8' doors and nice light package.
The units will be sold as condo's or town homes. We're looking for a design that can be built many times over.
