Summary - We are looking for help in redesigning the upstairs of our home - a brick two-story built in 1937. We will be gutting the entire floor to the studs and will install all new insulation, wiring, plumbing and HVAC. The space is approximately 1500 sq ft - a wide open rectangle of 28' x 53' - see attached current floor plan.
Limitations - The stairs must remain where they are currently located. There is one working fireplace and a brick chimney wall that must remain, also. We will be replacing all of the windows, but do not want to remove or relocate them. The ceiling height is 9’.
Please note: All windows (except the two next to the fireplace, shown in photo on files page) are 33.5 inches wide; 38.5 inches tall and 31 inches off the ground. The window to the left of the fireplace is 33.5 inches wide; 38.5 inches tall and 50 inches off the ground. The window to the right of the fireplace is 25.5 inches wide; 38.5 inches tall and 31 inches off the ground.
Must have's - The floor plan must include 2 children's bedrooms, each with their own bathrooms and closets, and a master suite with ensuite bathroom and walk-in closet.
Child’s bedroom 1 - This room is for a 12-year-old boy and should carry him through this teens with little to no remodeling. This room will need to fit a queen sized bed. He will require a closet and ensuite bathroom. The bathroom should contain a shower but does not necessarily need a bathtub.
Child’s bedroom 2 - This room is for a 9-year-old girl and should be suitable through her teens with little to no remodeling. This room should fit a queen sized bed. She will require a generous closet and ensuite bathroom. The bathroom should contain a bathtub. She would also like a built-in make-up vanity area – this area may be in either the bedroom or bathroom. She also would like a small chandelier.
Master - The master bedroom should be suitable for a king sized bed. Ideally, we would like a separate sitting area that can be closed off (for late night reading/TV while the other spouse is sleeping). The bathroom should have a generous shower, double sinks and a vanity area.
We want to keep the character of the home - wide baseboards, wood floors, crown molding, but prefer the finish materials and fixtures to be more modern and clean. We prefer silver accents/finishes and dark wood flooring. The bedrooms can be carpeted. We are not afraid of color on the walls, but all rooms and hallways should complement each other.
