We have purchased a "Sugar Maple" split level home built in 1960.
We intend to modernize it and turn it into an elegant contemporary style house.
Interior design should maximize the incorporation of natural light and should create an impression of open space with modern, clean, elegant lines.
1- First Floor:
Kitchen, Dining, Den – Combine the space to create a large open eat-in kitchen, dinning area, and entertainment area leading to a rear deck.
The rear deck will extend the living space and will be used during good weather. The wall between the inside and the deck must feature floor-to-ceiling glass.
Kitchen should accommodate:
Two separate sinks
Faucet over stove
Side-by-side refrigerator or French door refrigerator
Coffee maker/Espresso maker
Modular refrigerator(s) including wine storage
It should also have a large cabinet space including a pantry and a large additional counter space for other counter top appliances.
It should also have recycling bins and dog food containers that can be pulled from the bottom cabinets.
The entire area floor should be radiant heat tile.
The cabinets should be white or off-white color with granite counter top.
The rear deck should be maintenance-free and large enough for 10 people to sit around a picnic table.
2-Second and third floors - Open up the space on the top of the stairs to create a spacious feeling.
We would like:
A master bedroom suite that accommodate walk-in closet(s) and a very large bath with shower, tub, toilet, his and hers vanities.
Three generously-sized bedrooms and a second bathroom for the children/guests.
We would also like the laundry facilities located on what is now the main bedroom level.
Apart from these two main goals, we would also love to have:
Entry – A covered entry or roof over the front door.
Foyer- The entry foyer expanded to create the impression of a spacious house. This can be accomplished at the expense of the closets and some space currently allocated to the den.
Ceilings- We would like to open up the ceiling (by taking space away from the bed room on the 2nd floor)
The wall between the two rooms on the ground level should be moved toward the back of the house to cover the exposed supporting pillars.
Staircases-The staircases to the first, second and third floors can be exposed to the foyer.
Rear Room (Ground floor) – The current configuration features a half-bath and exposed utilities (furnace, hot water heater, laundry facilities).
We would like a full bath (with shower), combined with a utility room for more modern utilities (these new utilities could possibly be wall-mounted).
Inside the rear entrance there should be a closet and an area for taking off shoes.
This rear room room will be a casual sitting room with a TV and couches.
We are looking for an economical solution. We understand that this project will involve extensive reframing, including a completely new roof-line. We would simply like to minimize the amount of reframing of the structural or load-bearing walls of the house.
