Key ideas: spacious, uncluttered, high ceiling feel, modern luxurious feel, white gray color theme, calming, (fun & innovative for teenage/young adult) , connected to the outside view of the sky, enjoy interactions and conversation at dining, movies on a big projector screen, more storage.
Price range of renovations and furniture : Medium
Main concerns: we have 5 people living in a 121 sq meter space. We need to make the apartment look spacious, make the ceilings feel higher and find storage space. There is some nice panoramic view outside our windows to turn our attention to expand the vision. Therefore we would like you to consider expanding the space by helping us connect our eyes to the external view as much as possible.
We are moving out from a similar apartment that lacked smart storage space and resulted in clutter. The space should feel uncluttered with clean lines and monochrome colors.

This apartment is 34 years old, is located in the epicenter of this project.
A) Description of property
We just bought this apartment and is completely empty at the moment. It measures 121 sq m , 34 years old, original condition with terrazzo flooring and needs a complete renovation including plastering of walls ceiling , hacking off wall tiles and changing the window frames.
I want to keep my teakwood Indonesian style antique furniture acquired over the years. They are in process of being sanded down for the raw wood effect.
View: the flat is on the 24 th floor with an unblocked 230 degree view of greenery from northwest to south of Singapore Island.
the panoramic view from all windows MUST be the main design feature of the apartment. We love the view.
B) Occupants: husband 51 Singaporean Chinese and wife Singaporean Chinese 46, son 15, daughter 10, and a live-in maid
C) Preferred color : gray and white theme with raw teak furniture and green herbs (for cooking) .
D)Preferred style: contemporary with use of some old antique teakwood furniture/green herbs .
E) Feel and finish: we like a luxurious feel to the apartment.
F) Hacking of walls: The structural walls are identified in the plan and cannot be torn down.
G) Design limitations:
1) the 34 year old Terrazzo floor in living dining and all bedrooms will be retained and cannot be changed
2) the current ceiling height is 2.55 m . So we do not want to install false ceilings as it is already too low. The windows dimensions are in the pdf file that I have uploaded.
3) Lighting point scheme must be delivered. The walls are all concrete walls.
4) furniture pieces and style must be recommended and integrated with most of our existing furniture.
5) The bathrooms has to feel luxurious despite the smallness. please pay special attention to the bathrooms and kitchen as it has some serious design challenges with exposed sewer and water pipes. Pipes are not allowed to be buried inside concrete but a false wall with access can be created (especially relevant for bathrooms) . Air con positions for three bedrooms must be drawn.
6) see pictures on Pinterest :existing antique indonesian style teak furniture and others. Please include them in your design. I like the feel and color of raw teak.
7) due to building authority's electricity loading limitations on old properties, we can only put air conditioner in 3 bedrooms and we will use mobile evaporative air cooling in the dining and living room areas if necessary. The unit is usually windy.
8)realistic rendering is compulsory. I have seen rendering that is too dark and unrealistic and this will not be useful to me.
9) there must be 4 bedrooms, three normal sized but a very small one for the maid.
10) biggest credit will be given for smart ideas on how to make any space look bigger but at the same time make more smart storage for a family of 5. use multifunction spacing to increase the functional space is appreciated.
11) we have no issues with using custom made carpentry if necessary.
12) height of windows and dimensions.
13) ceiling height for the whole apartment 2.55 m and the window dimensions are scanned into the pdf attached. all the windows have these dimensions except bathroom windows ( please watch the video).
14) We do not want rugs or carpets. The terrazzo floor cools our feet in the heat! The weather is tropical, all year 24-36 degrees and high humidity, you can imagine that this is always a perpetually hot, humid and sunny weather. The dining room, kids bedrooms windows faces the north and the master bedroom directly faces the east. In Singapore, because of the heat, we love this north-south apartment orientation as there is no direct sunlight from the West coming in. The east orientation is also good, until 10 am when the heat starts building up. It gets good again after 2 pm when the west sun has gone to our neighbors flat. In this perpetual summer of Singapore , the west facing is always too hot when the walls heat up.
At the 24th floor, and unblocked the apartment is breezy and cool in the mornings except during midday til 5 pm.
1)Entryway/Front door area: ( Required : One 3-D Rendering Drawing)
Near the main door.
We want to have a shelving system to hide and dump quickly: keys, wallets, coins, cards, incoming letters, mosquito spray etc. But bear in mind we will leave front the door open most of the time to allow the air to flow. The apartment has a metal security gate and is therefore quite safe. Maybe this shelf should be on the wall behind the door after it is swung open. Also we need a long full size mirror here. Maybe the shelf can be hidden behind the mirror.
We need a fish tank and bird cage around here for fengshui reasons.
2) Area marked "A" on the plan. ( Required : Two 3-D Rendering Drawing)
This space should be multifunctioned into dining, pool table room, home office. There is some potential to find storage space on the walls.
Further where can I place my teak indonesian day bed ? Maybe in the living area? ( see pinterest for picture and dimensions) .
MultiFunction: #1 : As dining area for an 8 seater dining table.
Immediately after coming in from the gate and main door of the house this area must be used as a dining area.
The bigger living room Area marked as "A" on the plan should be put to multifunctional use. A big dining area is more important to us than a big sofa living area (see area marked B on the plan)
Windows face north.
The best feature in this room is the greenery and sky view. This view should look like a picture frame and I am using "slide and swing out" windows to create a picture frame effect. http://decorille.com/cms/index.php/technology/
With the white gray room, anyone stepping into this area will have the window view of blue sky and greenery popping out.
This area must store:
A)6 sq meter of at least 40 cm depth of CLOSED shelving space for office files and stationery. I hate the look of the ugly multi colored books and messy files if the shelves are not covered up.
Maybe it may be better to create a false wall, so that I can slide them out of view. There is at least 52 cm depth of space on the long wall from the windows to the front door.
Can you add in a 6 to 7 foot tall tower vertical herb garden near the windows ?
the same space should also function as a home office
I want to install 50"-60 " TV here to use as a monitor and use the dining table as my desk. I want to put my TV Console here and store my printer/scanner inside.
My daughter does her schoolwork under supervision on the dining table too.
The 8 seater dining table should be converted into a pool table of 7 ft by 3.5 ft. It should have a 4 ft space surrounding it.
Because of the pool table , I can't have mirrors as wall surfaces to expand space since these balls do fly around from bad trick shots.
3) Sofa space/ TV/ multi media home theatre (Area marked as "B") ( Required : One 3-D Rendering Drawing)
The space here should be designed as bright as possible as the windows are far away. Maybe all walls should be white and the furniture should be gray (easy to clean).
The design challenge here is that while the area is squarish, the door exits from the kitchen and one room make this funny.
You may want to propose changes to the room door to exit to the dining area.
I was thinking of sealing up the kitchen entrance and open a door to the dining area, but I will lose valuable storage space at the wall facing the dining area.
The bedroom door should be sealed up and opened out to the dining area to reduce the odd configuration.
You can help me solve the problem here.
This space should be used for family living area and watching movies, multimedia and TV using the projector. VV important : I want to use a projector screen while riding a stationery bike trainer.
4) Masterbedroom: ( Required : One 3-D Rendering Drawing)
Windows face east with a great sunrise city skyline view. But very dark gray curtains are needed here for a good sleep as the morning sun shines directly.
We have an existing king sized bed that has good storage below by lifting the bed.
We need to put in a vanity table. Also a wardrobe of 10-12 foot.
We love to have a chandelier here to give some luxurious feel, but if it makes the ceiling look too low, I will not have it.
With the gray white interior, we should be able to change the room dramatically with a change of bed sheet colors.
Maybe we can reuse our teak bedside cabinets here. I had one of them stripped of its shellac and I like the color of raw teak so I'm going to strip all the varnish off my teak furniture.
I'm thinking of having the long wall containing the vanity cabinet , wardrobe all at the side of the wall leading to the bathroom entrance.
Master-bedroom toilet : (Required : One 3-D Rendering Drawing)
This is a really small space :2.1 m x 1.4 m, the common bathroom suffers from small space .
Challenge: there are ugly sewer and water pipes that must be hidden and what is left is a really small space.
The showering and toilet area should feel big and spacious. We want a rain shower too in both bathrooms.Please recommend the type of ceramic marble tiles and a non slip floor tile type and color that goes with it. (I will seek the local suppliers to supply similar looks)
From the width of the bathroom 1.4m , it looks like I may have to install a shower curtain to share showering space and wash basin space.
Maybe we should share the space for showering and washing basin and keep the washing basin dry with a shower curtain. If this is the case the depth of the wash basin cannot be more than 40 cm? There has to be a ledge to hide the water pipes to consider here. We have looked around the shops here, it would seem that most wash basins of 30cm would be countertop basins with the faucet on side fixed to the countertop.
I need to have at least 95cm to 100 cm of width space for my shower area.
The bathroom has to be designed to be bright.
5) Son's room (15 years old). ( Required : One 3-D Rendering Drawing)
There may be a need to seal his door as it opens to the Sofa area B (and blocks it) and hack open a door out to the dining area.
He is a serious video game tournament player.
The unblocked view of greenery and sky is also good from here. It faces directly to the north with no sun, ( in hot tropical Singapore , this is considered the best position)
We want to reuse a two face expedit ikea shelf http://www.ikea.com/us/en/catalog/categories/series/09064/
(40 cm depth) and expedit connected table (see pinterest) so that he can organize his toys/ books and hope that his things can be efficiently accessed from either side of the expedit shelve. You may want to redesign the shelve using ikea expedit accessories as it looks like a colorful mess right now.
There needs to be a full height wardrobe for one person here.
The super single sized bed is also a lift action storage bed below.
6) daughter s room 10 years old faces north with no sun. ( Required : One 3-D Rendering Drawing)
Unblocked view of greenery and sky
She loves craft work.
Put in our traditional chinese/ indonesian teak antique standing vanity table for her. (see pinterest)
Make more wardrobe space for growing girl, clothes, toys and books and craft hobby.
Stick their soft toys collections on the back of the door using hanging shoe cases ? See pin interest .
Again we have an existing expedit shelve here that is good for two face storage efficiency. You may want to redesign the shelve using ikea expedit accessories as it looks like a colorful mess right now.

7) maids room / east facing ( Required : One 3-D Rendering Drawing)
There is a beam across this room (please watch video). It has see thru glass sliding doors at the moment.
we can see the sunrise from the Balcony and it has a clear city skyline view and I want it to be a multi functional space for:
i) multifunction #1 Weekends Breakfast dining
We should make a stool height platform for the whole space. (see pinterest) I want to have breakfast for four on a Japanese style (hidden table is lifted up from the platform with an electric table lift that I'll order from Japan ) we sit on the floor with legs in the hole. this can also be additional dining when more guests are expected.
The table must be 90 cm x 90 cm as this is also a standard chinese mahjong gaming table size requirement.
ii) multifunction #2 This space becomes the maid’s room at night. We can hang a 32 inch TV here for the maid and a wall fan.
iii) multifunction # 3 Platform storage space below.
The raised platform may be dangerously high near the windows, we will put window grilles that looks invisible.
Something must be done to the ugly vertical drainage pipe here. (hanging herb garden? )
Find some way to reflect more light from balcony room into the sofa area "B" as it is pretty dark there.

Card games room
8)Common bathroom. ( Required : One 3-D Rendering Drawing)
We love the marble look so marble ceramic tiles (they won't turn yellow). Please recommend a non slip floor tile that goes with it.
Make the pipes disappear.
We have decided to install a boiler in the common bathroom to serve two bathrooms instead of those on demand electric heaters.
This bathroom is slightly wider at 1.5m than the master bed bathroom's width 1.4 m. Like the mastered room, maybe we should share the space for showering and washing basin and keep the washing basin dry with a shower curtain.
9) Kitchen and laundry area combines into one long rectangular room. ( Required : Two 3-D Rendering Drawing)
We have Asian style odours and heavy oil frying everyday for 5 - 6 people. So all space designs aim at grease, odour and fumes control.
The kitchen should be split into two sections (greasy section near the window and the dry section containing laundry and kitchen storage) closed off with a glass door to reduce cleaning the grease: (see pinterest)
This is a beam cutting across the kitchen at midway point. The door should be under the beam.
Section a) Heavy duty cooking and greasy area.
We cook Chinese style with lots of oil and steam.
The main intention here is for grease control. May use the steel series from IKEA.
Wall splash covering should be recommended by you here. Please take note that due to the heavy grease, numerous grout lines from small tiles are a problem to maintain , they always turn black and are the harder to scrub, even steam cleaning is difficult.
The area near the window will serve as a working countertop.
Section b) Storage for kitchenware and laundry section. White cabinets.
This area must have enough space to perform laundry ironing activity. No need for countertop space here as electrical machines should be stacked into the cabinets.
We have a traditional Indonesian green varnish teak pantry cabinet, that we will repaint and blend in here.
we have some existing mostly indonesian teak furniture, that we would want to re-function or recycle and where appropriate to re-skin or de-skin or modify the furniture to suit the scene. We love the color of raw teak. maybe we should paint the pantry cabinet white and blend it with the kitchen ( see pinterest )
f) Additional Storage requirements
The current storeroom area near the main entrance is too small for our needs below and we have to find additional space, but please take note of our current storage requirements from our current apartment which we are moving out of.
i) Storage space for Shoes bags and racquets sports equipment.
It should be enough space for shoes and bags, umbrellas , sports rackets here . There should be enough space for 4.8 square meters x 0.4 m of depth of space.
ii) Storage space Bicycles
I need to put 2 bicycles somewhere on the wall.
iii) General storage:
This is what goes into my existing store room now:
8 square meter x 0.5 m depth, This is for storage of luggage bags, and general storage for bulky items
Preferred extensive use throughout the house of hidden LED White or RGB strip lighting as it offers us the freedom to use remote control to switch on/off and change colors and remain flexible. They are cheap and good.
Ceiling: ( Required : One 3-D Rendering Drawing)
The design intent is to make the ceiling appear higher.
The air conditioner compressor is located outside the master bedroom and it runs past the balcony room and into the other 2 bedrooms. We have to have a ceiling, (cornice too thin?) light box solution to accommodate these thick pipes.

a) PLAN at least 1 An architectural drawing to scale which shows the exact proportion & distribution of space among rooms and proposed furnishings with notes indicating sqft/sqm of each room and potential angles in architectural rendering.
b)DETAILED PLAN at least 1 An architectural drawing to scale showing the internal distribution and obstructions of proposed furnishings with notes indicating sqft/sqm of each room as well as 2 sets of measurements for various sides. Notes and clarifications are included as well as potential angles in architectural rendering. Furnishings are numbered in order to better understand floor plan placement.
c) FURNITURE SCHEME Images of main furniture pieces proposed, remaining compliant with price range chosen. List must include price, brand, website and must be relevant to the positioning of the furniture within the design layout. ( Please use Amazon.com or Ikea as much as possible)
d) QUOTE at least 1 List of furniture estimates, labor estimates and material estimates which give an idea of potential maximum cost. ( Since I'm in Singapore , it will be difficult for you, but stick to medium priced goods)
e)RENDERS 3D images in accordance with above room specific instructions , CAD or hand drawn architectural colored illustration or collage which describes the spatial design and placement of furnishings.
f) SECTION OPTIONAL Perspective drawing which allows for cross-section views, double-heights and any other significant architectural elements.
g) FINISHING SCHEME Images of sample wall colors (please use Nippon paint or Dulux) and all other relevant finishings proposed within the project. List should also include price, brand and website. For tiles and cornices, please specify as you would in your own country and I will find the same or equal in Singapore.)
h) LIGHTS and cabling SCHEME An architectural drawing that shows position and type of lighting points, internet cables, aircon piping. For internet cabling, we have fibre 1 Gbps service in Singapore. (please see pdf plan for location of internet fibre point to link a modem and distribute the Cat 6 cabling to all rooms from here.)
