We need help conceptualizing the space and design ideas on the second floor of the loft. We have four primary goals for the space upstairs:
(1) We would like to combine the two bedrooms that are next to each other but leave the option to separate them again into two bedrooms in the future (for re-sale / rental).
(2) Open up the loft area "bedroom 3/office" (the space used to be opened and is currently used as a fourth bedroom)
(3) Improve effective use of den area
(4) Renovate bathroom adding washer / dryer
Considerations for your design:
*We are currently a family of three w/ a 3yr old boy. We may have another child in the future.
*Circulation and lighting is very important to us.
*Ceiling height is low (87 inches)
*HVAC runs through one of the closets into each of the rooms creating low door entry. We are hiring an HVAC specialist to see if we can turn the vent so it comes from the ceiling.
*Would be nice if there is a privacy option for the loft area "bedroom 3/office" so it can serve as a guest room (curtains?)
*We will all be sleeping upstairs until the 3yr old boy is old enough to sleep by himself on a different floor. He will most likely temporarily sleep in the newly opened "bedroom 3/office" (or with the parents of course in the new combined two bedrooms.
*Depending on success of using Arcbazar, we may also open up competition for the lower floor renovation.
