We want to improve our decks and stairs and add another level -- maybe a deck but probably a patio -- to better connect the yard to the house. Currently it feels as though the house is very tall and unreachable from the yard, and we want to see a good flow from the house out to the back yard. We want to be able to entertain adults and kids in the backyard with plenty of seating.
The stairs are the biggest problem. We want to change them so that there are less stairs, that they are safer, maybe come from the middle instead of the ends, and look nice. We're envisioning changing the stairs on the decks (location, size, number of steps) to better connect to a new deck or new patio (or both) and the yard.
-- change the current deck stairs to only be a few stairs and flow down to a second level of new deck, or a landing, and then to a patio
-- low windows above garden between current decks cannot be covered as light must shine in. Garden there can stay or be improved to be a water feature.
-- new level of deck or patio should be only 2-3 steps to the ground so that we don't have to have railings
-- new level of deck or patio should have wide, safe stairs
-- the table on the upper deck will be moved to a new deck or patio
-- Add firepit and room for outdoor furniture/couches on a patio.
-- Plenty of seating: dining area, firepit area, maybe even another area
We also like:
-- landscaping around the deck/patio
-- sitting wall on a patio
-- enclosing the upper decks with lattice
Current decks sizes:
-- 11' x 16' (deck with table)
-- 11' x 10'
-- Approximately 68" high
We expect to spend no more than $20,000 for the entire finished design, including decks, patios, landscaping.
